Our Refinishing Process
Inspection & Repairs: We begin by inspecting your floors for any issues. We’ll set any protruding nails, secure loose boards, and fix minor problems like gaps or squeaky boards before sanding. If any planks are damaged beyond repair, we can replace them at this stage so the final result is uniform.
Dustless Sanding:
Using professional drum and edge sanders with built-in dust containment, we remove the old finish and a very thin layer of wood to reveal fresh grain. We start with a coarse grit to strip off worn finish, then progress to finer grits for a smooth surface. Our dustless sanding equipment captures around 99% of the dust, keeping your home clean and the air quality safe.
Staining (Optional):
If you’d like to change or enhance the color of your hardwood, we apply a high-quality wood stain of your choosing. You might go from a natural oak to a rich walnut tone, for example. We apply the stain evenly and let it penetrate properly, wiping off excess to ensure consistent color. (If you prefer the natural color of the wood, we skip this step and go straight to clear coating.
Finishing Coats:
After staining (or after sanding, if no stain), we apply protective finish coats. Typically, we use two or more coats of a durable polyurethane. We offer both oil-based and high-grade water-based finishes, depending on your preference for sheen and odor. Each coat is applied carefully and allowed to dry, resulting in a hard, protective surface that can withstand heavy use.
Curing & Cleanup:
Once the final coat is applied, we allow proper curing time before the floor sees heavy furniture or traffic. We’ll advise you on drying times (usually you can walk in socks after 24 hours; replace furniture after 2-4 days, etc.). We then re-install any baseboards or trim removed earlier and do a final cleanup. Before we leave, we walk through the finished area with you to make sure you’re delighted with how your “new” floors look.

With normal use and care, a refinished floor typically doesn’t need to be refinished for 5-10 years, depending on traffic.
